Metro Atlanta is set to welcome one of the largest and most ambitious master-planned communities in its history. The Grove, spearheaded by Geosam Capital, has officially been approved in Henry County. This monumental development represents a $4 billion investment that will transform nearly 1,300 acres near Lake Talmadge, just south of Hartsfield-Jackson Atlanta International Airport and close to the Atlanta Motor Speedway.

A Visionary Community for Generations

Over the next two decades, The Grove will bring to life a carefully designed community blending residential living, commerce, recreation, and nature. At full buildout, the development is expected to include 7,160 residential units, offering a variety of housing options to suit every lifestyle.

Nearly 4,000 of these residences will be modern apartments, while the remainder will consist of cottages, townhomes, single-family homes, and even active adult living spaces. This diversity ensures that The Grove will be a place where individuals, families, and retirees can all find a home that meets their needs.

Beyond Housing: A Hub of Commerce and Recreation

The Grove is not just a residential project—it’s a complete community designed to support economic growth and provide a vibrant lifestyle. Plans include over 2 million square feet of commercial space, with retail, office, hotel, and medical facilities.

Key highlights include:

  • A 180-room hotel for visitors and business travelers.
  • Eight miles of scenic trails for walking, running, and cycling.
  • 35 pocket parks spread throughout neighborhoods.
  • Six amenity areas designed for recreation and community gatherings.
  • More than 150 acres of preserved green space, centered around six miles of pristine lakefront.

This thoughtful integration of natural beauty with modern amenities reflects the developers’ vision of creating a sustainable, balanced environment where residents can live, work, and play.

Economic and Long-Term Impact

The Grove is projected to be fully developed by 2048, with construction starting before 2028. Once completed, the community will generate substantial economic benefits, including an estimated $48 million in property taxes and $22 million in sales tax revenue.

This infusion of new housing, retail, and recreational spaces is expected to make Henry County a premier destination for families and businesses alike. By blending housing diversity with job opportunities and leisure amenities, The Grove will serve as a cornerstone of Metro Atlanta’s growth for generations to come.

Building for the Future

What sets The Grove apart is its emphasis on sustainability and community design. By prioritizing green space, walkability, and recreational options, the developers are ensuring that this project is more than just a housing development—it’s a holistic community.

The Grove represents the future of master-planned communities: a place where nature, commerce, and quality of life coexist seamlessly. For Henry County and Metro Atlanta, it marks the beginning of a transformative era.
